Pre-Purchase Inspections for Buyers
The home inspector visually examines the readily accessible systems and components of the home- operate those systems and components- following the American Society of Home Inspectors (ASHI) guidelines.
The client is encouraged to attend the inspection.
Areas to be inspected include:

- Roof & Attic
- Basement/Crawlspace
- Heating/Cooling systems
- Plumbing Systems
- Electrical Systems
- All bathrooms/laundry and fixtures
- All kitchens and built in appliances
- All interior living spaces
Upon completion of the inspection, a computerized Inspection Report, with digital photos, is printed on site and presented in the Pillar to Post Inspection Report Binder. This binder includes a seasonal maintenance checklist, home filing system for important papers/receipts, a Home Depot Home Repair CD and brochure offers for discounted home service programs.
We inspect residential single and multi-family homes, condos, townhouses, apartments and light commercial.
Pre-Listing Inspections for Sellers
In preparation of listing a home for, sale the inspector will visually examine the readily accessible systems and components - operate the systems and components- all following the ASHI standards of Practice. The owner is encouraged to attend the inspection. Areas to be inspected include:
- Property & Site
- Exterior & Garage
- Roof & Attic
- Basement/crawlspace
- Heating/ Cooling systems
- Plumbing systems
- Electrical systems
Included with the above listed systems/components is a radon test. Arrangements are possible for extending the scope of the Pre-Listing Inspection beyond the basic inspection package.
Upon completion of the inspection a computerized Inspection Report, with digital pictures is printed on site and presented in the Pillar to Post Home Inspection binder. This binder includes a season maintenance checklist, home file system, home repair CD and brochures for discounted Home service programs.
Additional copies of the inspection report will be made available for distribution to potential buyers and Pillar to Post Home Inspection Pre-listing yard sign will be installed.
RADON TESTING
Testing is preformed using the EPA protocol for home sellers and buyers. A continuous radon monitor is placed in the home for a 48 hour minimum testing period by a certified radon measurement inspector. A sampling Radon Report will be issued with the hourly radon levels-by hour- and the overall Radon average for the sampling period.
WELL WATER SAMPLING
The sampling of domestic water follows local analytical laboratories sampling protocols. The water sampling report can be customized to your individual concerns or requirements. A written report will be delivered upon receiving the laboratory analysis.
NEIGHBORHOOD ENVIRONMENTAL REPORT
Utilizing the resources of Environmental Data Resources, Inc- a customized written report covering various known environmental hazards -in relationship to your address -is delivered within 24 hours. The report covers several known reported environmental topics and is again designed to provide you with peace of mind.
